Both good schools but we need your profile to give adequate suggestions: undergrad degree/GPA - work experience - what you are looking for, GMAT, etc.

Accepted into both. Have high GPA from top undergraduate school. Have 3 years experience with real estate consulting for major firm. Want to stay in real estate finance.

That's tough. I think that in terms of post-MBA salary and placements in general, Darden has a slight edge. BUT Georgetown has a more entrenched real estate focus (even though Darden is making progress in terms of real estate organizations and student groups.)
Real estate is interesting because it depends on geography. But as you know both schools are practically equidistant from the major metro areas in the region (D.C. especially.) Where do you want to eventually end up?
I'd say talk to each school and see if they can put you in touch with alumni in real estate. That might offer more direction.

Go to Darden. It's in a higher tier of schools
