One year MBA in USA

I am searching for the right program for me. Previously I asked for schools in Florida and California. However I was wondering if there were any top notch schools in a good location which you could recommend?

This is what I am searching for:

1. Good quality school
2. Nice location (if possible, warm weather)
3. Good price (Not to expensive, the cheaper the better, as long as the school is good... with the maximum price of $40k)
4. One year MBA only
5. Preferably programs that start in August.

Is there anything you guys can specially recommend? If you know of a great school outside of USA then you can also recommend those.

Off the top of my head there are these:

Suffolk Sawyer. In Boston so it's not warm year-round, but it's super nice, spring-fall. Just under $40k.

Texas A&M Mays. It will be warm here. It's a little less expensive than the Sawyer program.

UNC Belk will be a little more expensive, but Charlotte is a great place to live.
